如果自己对market非常了解的话,并愿意自己花时间research,不需要buyer agent.

首先,这里的COMMISSION一般是2.5%。不是3%.
其次,你如果没有AGENT, 那么SELLER'S AGENT自动是DUAL AGENT。 至于他能不能,愿不愿把给你的COMMISSION 从房价里减下来,要看他愿不愿意,他的BROKER收多少,愿不愿意。和SELLER关系到不大。这个要CASE BY CASE来谈。

如果用seller agent做buyer agent有一定的风险,而且不会给你3%,2%顶天了把。

没AGENT就得不停找LISTING AGENT, 很多人不愿合作。
但是朋友看100-140万的房子,倒是基本上OPEN HOUSE都能COVER。
不过,看100-140万的房子的LISTING AGENT好像多很牛,不给BUYER多少REBATE.
而50-70万的房子的AGENT, 特别是买的不好的,到很愿意给我REBATE, 但最多是2%。
有一个就直接说,如果是dual agent, BROKER要分两千,SELLER会少给他一点。他要
交500的INSURANCE, 其他可以都给我。
一年多前的经历,最后还是找个了AGENT。觉得还是有个AGENT好。

AGENT的经验最多能多给你保证不OVER BID太多。最多就能保证1-2%而已。这个其实自
己对市场了解的话也不会很差。
其实主要的还是成交过程中很多问题你要有人问。我看了一下,我成交过程中给AGENT
些了20+信,每天都打电话问问题20分钟左右。

the most they will do is to choose between the various areas under the
CURRENT market.
when I looked in late 2007 and early 2008, the agent was already wrapping up
her professional life, and bought a home in hawaii, and planned to leave
the trade after working with me. she apparently knows that the market is
going down hill, but she never mentions that to me.

My agent was much better. I was interested in a 90W house, but he persuaded
me to buy a much lower priced one mentioned that is more inline with my
budget and in better location. I saved a lot of money on that.
Do not think all agents are only interested in your pennies. Some of them
are interested doing the right thing for their customers.
Many agents are very professional and decent.

是会PUSH, 但你感觉不到。或者比较comfortable的PUSH。至于和卖家讲价,应该任何
一个AGENT都会做。不然他们怎么拿得到。

自己最知道自己的需要,就是指望agent提供个professional意见,在房子和房子比较
的时候,什么好什么坏,什么样是能拿到的最低的价格。。。而最后买不买房,买什么
样的房,offer多少价格,都还是自己定夺的。。。agent又有没办法逼你签字。。。碰
到不好的agent,就换呗,换到一个professional的就好了

AFAICT, you can not change if you signed a contract. Usually the contract is
for 3 month. A contract without time limit is invalid.
For me, I avoid any agents who ask for a contract. 99% Chinese agents don't
need a contract.

use in the real estate practice, like more DPM or all cash, less than 30
days closing, AS-IS purchase, No contingency purchase, many more...
In some case, these terms are more powerful than offer price.

Paying cash or not is not something that agents can help you

-- Most chinese agents have poor connections (aka English).
They are extremely bad in competition. The only good thing
is that they can be cheap. But sometimes they can ruin your
buying opportunities.
-- Using seller's agent can get you a competitive edge but be
careful as well.
-- If you are going after short sale, you almost have to use
the seller's agent.
Take every advice with a grain of salt, including the above.

1) buy new house.. never able to get commission out from builder for cash if
no agent. They normally agree to pay more upgrade.. But I don't need too
much upgrade, sometimes.
2) sometimes, in the case of short sale, listing agent won't get double
commission from lender if become dual agent. So, you use them just to
increase your chance to get the house, but money wise, it is better to have
your own agent if they gave rebate..

is whether agent can get the house for you and can get the house with
possible minimum price on that market. These are more important than rebate
in my view... If they save you 10K on the price, it is more than 5K rebate
they may give you back. Also if it is the agent you can trust, the whole
working process would be happier for you...If you are really against agent,
you can just hire agent to open house and write offer for you. With less
work they need to do for you, they usually give you a decent rebate. But you
will be on your own to compare and selecting houses. Some agents have
minimum commission fee though (meaning below that, they won't give any
rebate back)
