买的话每个月2400可以住1bedroom
打算5年左右卖
即使房价不升值,里外里也相当于用2400左右租了比现在好的房子
不对之处还望指正

He bought a 2bed co-op in your target area in 2003. At the end of 2007, he
was to transfered to our London office. The market was at the peak and he
was ready to sell the co-op and cash in. Within a month, his agent found him
a buyer and he put in an offer at the asking price with all cash and it was
accepted. The co-op board rejected the offer because the buyer did not
have eoungh saving on his own and his parents were buying the apartment for
him.
After that offer was rejected, it took the agent another 4 months to find
another buyer, he had his own money, make enough income and appeared to be a
good buyer. The board agin rejected the offer, this time because the buyer
was too young, only 23. The board rejected him for his age.
By then, 6 months had passed, the market was already going down. It took the
aganet another 3 months to find another buyer, but she was again rejected
because she had 3 cats... The board limit was only 2..
My co-worker had been paying his mortgage + mainatinance for all these time
while living in London...
In Dec 2008, in the middle of the worse financial crisis in the last 50
years, his agent found him another buyer, had money, no pet, in mid-40s,
and had a high income. My co-worker thought this time the board would be
happy to approve. But he was wrong again. The board rejected the offer again
because the offer price was too low, about 10% below the intial asking a
year ago. The board thought allowing the purchase would lower the market
value of the building affecting all apartments.
By this time, the property had already been on the market for over 1 year,
my co-worker was still paying for evertyhing and the property value was getting
even lower. He was really pissed off and decided to stop the mortgage
payment and let the property go foreclosure. The board became afraid that
having a foreclosure would affect the building even worse, they threatened
to sue my co-worker for miliions in liability. It took another year for them
to settle and my co-worker finally sold the apatment at the end of 2009, $
200K less then the initial asking and about $40K in legal bills...
buying a co-op is like going into a business with 200 people you don't know
and have conlicting interest... its a nightmare for a lot of ppl, and unless
you're a happy retiree with all the time in the world to fight it, its really
not worth it.

在纽约,自住的话肯定是COOP性价比高,Condo的最大好处是出租方便因为产权是自
己的,所以在经济条件允许的情况下买来做投资的是大多数

I have another friend whose childless uncle died and left him with a 3000 sq
ft co-op. Because the maintainance was over $4K a month, my friend didn't
have the money to live there but he didn;t wanna sell it either because its
right next to the park and etc... he wanted to keep it so one day when he
has a family, he would be able to live there.. it just happens that an owner
of another unit in the same building wanted to rent the space from my
friend. Since the guy already owns another unit in the building, my friend
thought the board would be okay, but they still rejected.
He eventually was not able to keep the place and had to sell it...
co-op is outdated and not worth the 10% - 15% saving over a condo..

buyer, 那么这个agent有问题, 而你的coworker居然不考虑change broker, 也显然
有问题。
Coop你只是个股东, 如果你自住, 而你们大楼又有个很严格的board的话, 那么恭喜
你了。 通常一个严格的board会控制大楼住户的素质, 进而也有助于维持甚至是提高
楼价。 像关于收入要求、买卖价格不能过低于同类型房屋的价格等等是最基本的, 那
个agent居然因为这些个问题被两次打回票, 实在太不转业了。 但如果你要投资的话
,那么coop不是个好选项,因为买卖、租住都需要通过board, 很麻烦。 有的时候,
候选人什么都符合, 但是board中某人有私心, 就会故意刁难。 我就碰到过case被拖
了一年, 期间利率涨了三次的情况。 但是,board不是固定的,每个人都可以去竞选
。 我也碰到过想要卖出房子的房东竞选board成员,这样可以方便监督关于买卖的
interview。
Condo你是房主, 拥有产权, 买卖没有什么限制, 但是住户也没有什么限制。 你的
邻居可能把房子租给做不正当生意的人(不管是哪里的房子, 我碰到过一华人老太太
把五大道的公寓租给别人,结果FBI找上门来), 一个是安全问题, 当东窗事发, 进
而也会影响到房子的价格。 而且对于大楼的维修, 争执纠纷显然多于coop, 因为每
个人的想法不同,每个人又都拥有产权。

the broker promised my co-worker a high figure and by luck, she also found
one who was willing to pay all cash but it was rejected by the board.
my co-worker was in London so changing broker was not that easy. He also
beleievd the broker on the high figure promised and didn;t wanna lower it...
it took 4 months for the broker to find another buyer who was willing to
pay for the price again, but board rejected it again..
while it is true that the reason it took long because the property was over
priced, but if not because of the board, it could have been sold twice
already. If I was the seller, I would blamce the board, not the broker.

co-op might be a good choice because it is cheaper. but even in that case, leaving the property to your kids after you die would aso be problematic...
so unless you enjoy fighting with the board till you die, it would be better to avoid the trouble. dealing with the board makes a lot of ppl crazy, life is too short to be wasted on these things...

the difference.
BTW, if you know any condo that has only 15% premium over coop, let me know.
