弊：1。有的卖方不跟你谈，虽然我很少碰见这种情况。 2。没有钥匙，只能看open
house. 3。最主要的，麻烦！新手慎用。

listing agent will get all. if you try to get that 3% all back to you from
the listing agent, good luck on that. as 1st timer, better get a good agent
to help you. there are things you need to learn not from a book or website.

sellers are generally harder to negotiate.
if the house is being listed, then you better find an agent coz the seller
is prepared to pay commission for both sides anyway. most buyers agents give
some kind of rebate. |

如此看来，是不是现在只要list出来的房子，seller都会付6%的commission给agent。

赫赫，俺没有说一定会成，但也有成的。全看市场，不过现在的形势下，机会不小。我
们这儿房市还算好的，不好的地方更有可能。不过相应的3%也就没多少油水了。
我也说了，非常麻烦，不推荐新手，虽然我也是新手。。。

will decide how to split. as a buyer, he should make an offer close his
exception. that is it.

妥当，是否能够不用别人介绍就可以找到应该去的景点，应该玩的东西，能够自己独立
安排得又省钱有尽兴又没有遗漏。
如果你有这个能力，恭喜了，你是属于有能力不用agent买房的人。
如果你做不到这些，老老实实找个agent吧。 |

发帖数: 5901 | 14 也没多麻烦。找fsbo有时候可以口头谈价，递offer这些事情都免了，挺方便的。谈好
价了签合同，appraisal，inspection，然后就是close了。做点功课没什么难的。

发帖数: 5901 | 15 我们这里的情况经常是卖家fsbo的时候有一个价，卖不出去了找agent就在那个价上面
加上agent的佣金。也有先找agent卖，卖不出去变fsbo，把价钱从原来的上面减去
agent佣金。
认为agent能控制价格是个错误的观念。价格是卖家控制的。卖家很清楚找agent要交
commission。认为commission是卖家出的，跟买家无关这种看法太没sense了。特别是
现在房市这么差，大多数人都清楚，最后决定是否能成交agent恐怕不是关键，价格才
是关键。6%不是一个小比例。房价能凭空下来6%绝对提高成交可能性。
