1. You can deduct ur interest + property tax + any other expenses against
the rental income.
2. If the above expense is greater than your rental income AND ur income is
below certain threshold (forgot how much, maybe $100K, very low), u can then
deduct the remaining against your other source of income, like your salary.
3. But if your income is greater than the threshold, you would not be able
deduct the differences, but you could add the loss to the cost base of your
property, so when you sell the property a few years down the road, you can

your cost, which would make your cap gain tax higher should you decide to sell later on, unless you use the
sales proceed to acquire another investment property within 90 days or something like that, in which case the
cost base gets carried over.
