发帖数: 4125 | 5 It is actually much easier in some sense. They are usually sold as is, so no
need to negotiate on the repair. Just make an offer, they are usually in a
hurry to get rid of it, so you can get a good deal. Most prefer to close
within 30 days since the house is empty.
Short sale is much more complicated process on the other hand.

得通过email跟银行联系，电话根本不接。在标准合同外又加一大堆不平等条款，大致
说买方承认这是一个forecloure房，情况特殊，买方违约没收押金，而卖方想怎么着都
行。口头接受offer，就是拖着不肯签字。那帮大爷谁都不想担责任。

took them 6 days just to sign the offer, leaving 4 days for us. We are in
the process of extending it. IMHO, bankers are bunch of lazy morons who
couldn't care less about the sale price (but the listing agent cares
about the price). Banker's only objective is to doing no work.
Be prepared for a rough ride, as they take extra long to provide you any
paper work.

it's not hard to imagine banks are no motivated at all. if they want a
quick sale it's because they don't want to be bother anymore by the same
home. they will take their time to provide you any paperwork, period.

year, successfully bought over 100, record is closing on 7 in one day. I was
able to sell most of them back within 3 month time after slight work.
Shortest time from contract to close is 10 days, longest is 2 month. I do
not deal with banks that do not respond quickly.

inspection contingency，检查完问题大不要就好了，我没觉得foreclosure麻烦。

At least I saw the house before I made an offer. The previous owner has
moved out at that time.
I did an inspection after my offer was accepted. But usually the bank would
sell the house AS IS. So there is almost no negociation room even if you
found something wrong in the inspection.
The inspection just makes sure there is no big problem in the house.

如果检查发现房子有不能容忍的问题，应该还是可以无条件取消OFFER的吧。
我们这里一般买房的规定是，Offer被接受后一周内，买家可以无条件取消Offer，买家
不会受到任何处罚。这个放在Foreclosure的房子上应该也是一样的吧。
我下周找个Realtor咨询一下。

我看的foreclosure都是bank owned人搬走了能看房有的状况还很好。
你说的可能是auction上买。auction卖不出去的变成bank owned就
容易多了。不过auction的时候一般人也搬走了。
