两边的agent联系后,我们的agent打听到房主丢了工作,房子去年秋天上市,年底有买
家签了P&S $500k, 但一月买方退出 (listing agent给的信息是买主贷款有问题),
房子回到市场上。标价低于$500k. 但我们的agent也说到买主欠银行$460k, 再加上5%
的中介费,“apparently the seller does not have the ability to come much
below $480,000”
这样的情况如果我们明确知道不会最终出高于$480k的价钱,是不是没必要下单了?
该怎么理解我们的agent的意思?

requires bank approval and seller's approval for credit hit. Shortsale is
also typcially very slow process.
If below $480K is the market price, then both the bank and the seller have
to accept the reality especially since the seller has already lost the job.
But the government has all kinds of regulations rightnow to delay the property
from hitting foreclosure. So they can have ways to postpone the reality.

卖主明显是能卖就会卖你的,所以也没有什么必要再骗你他的底线。
如果你的最高offer相比480k差几千,那就不妨试试,如果你心里想着460k什么的,就
不用了。

d*******8 发帖数: 3182 | 4 也不一定。去年我看好一处房,也是卖家按照欠款金额+成本要价的,当时我们也觉得
价格压不下去,打人不打脸,就没出offer。后来买了别处房,秋天这个房要价降了20%
,至今还没卖出去。如果当时照30%砍,没准就卖了呢。

如果是foreclosure:出。跟银行讨价还价。 |

good sign that the house is in good condition, as the owner didn't care to
mess around the house.

I thought it should be good if the offer goes above $460k, but not need to
reach $480k. right?

for a short sale. And if that doesn't work, then foreclosure.
You don't need to sacrifice your hard-earned money to save anybody's ass.
The seller's problem is his own, and so is bank's. Just think about your own
best interest. Is the house still worth $460K or you can get something
better at $460K? |

现在是short sale了。你当时出这个价卖主未必愿意short-sale。
而且你两三个月没结果是正常的。

listing agent说了卖主不想short sale啊。
想也得bank同意啊,bank有时花两个月才通知。
