letter 也出好了，但是有Pre-condition, 满足了，月底就可以close. 但是今天去看
房子， 拿尺子一量，足足比agent 标明的面积少了160 多平房尺。感觉上当受骗， 就
想干脆不买了. 但是如何才能安全拿回10%的定金？请求大家帮忙想想办法。 另外，

算表。正式的GFE是把客人的信息输入系统之后，自动生成的一份文件。如果只是shop
around，LZ只需要问清楚note rate，有没有point，和银行收费就可以了。并不需要
GFE来做比较的。
loan commitment是审批通过之后lender才会issue的，与GFE是不同的文件，基本没有
关系。 |

BTW：其中的一个condition是关于appraisal的，lender要做一个更详细的appraisal（

都是2.5。今天突然收到另一封lock-in confirmation和good faith estimate，居然写
的利率是3，因为后一封lock-in的信是后来接手的loan processor发的，我理解是他们
手续上弄错了。
如果周一和银行联系，银行说他们调整了利率我有充分理由和他们argue吧，毕竟
commitment letter上写的是2.5 |

结果，后面可能还要几个来回才能把那些 Conditions 一个个 Clear，而且根据后面的

常谨慎不出commitment letter的。大部分情况下就是补些材料的问题，所以可以出带
condition的commitment letter。有些condition是给attorney呀，title公司看的，是

回押金。现在我们只有conditional approval，是所谓的commitment么？一般都是这样

6月29号房子close
5月22号我们就提交了mortgage agent要求的材料
5月27日appraisal report signed and dated（我们6月4号才收到）
6月9日才submit to underwrite
之后每天都要求补很多材料（我们都是当天晚上就交给他们）
6月11日很晚给了个conditional approval
里头列了很多condition，包括一些我们已经提交的材料
这正常么？
给mortgage agent 打电话也不接
发了个email说在review condition，确保符合
主要是觉得agent刚开始时不弄，现在短时间要求各种材料
不知道能不能顺利办下来贷款
我们接下去应该/能怎么做？

， 有经验的Loan Officer就能确定贷款是不是一定能行。当然最有经验的Loan
Officer拿到您贷款材料的时候就能确定贷款会不会有potential 问题了。
从您的问题看来您的Loan Officer不是特别靠谱， 现在的处理方式有：
1. 选择相信Loan Officer希望贷款能做下来。如果自己的case是很简单的那种的话，
可以稍微放心些。
2. 退出合同， 拿回定金。
3. 换Loan Officer, 重新开始贷款。
不管怎么选择， 您现在的情况都比较被动了， 再次提醒客户朋友们， 在开始贷款前
， 客户有选择Loan Officer的权力, 这个时候一定要谨慎选择Loan Officer。下面几
点建议供参考：
1. 找朋友或者同事介绍的，网上经常发言的也应该都比较在意名声。
2. 要Quote的时候，通过打电话，发email等来考察Loan Officer 的责任心。要找一个

还有点不明白。如果我们现在算是已经拿到了commitment，那不就不能根据条款退出了
么（因为只有在15日之前拿不到commitment才能退出的呀）？如果到closing date还没
有approve，是不是就要损失押金和appraisal的钱？换loan officer的话半个月的时间
是不是太紧了？

1. 不管怎么说Loan Commitment已经拿到。您自己也可以仔细看一下Loan Commitment
， 看看有没有什么达不到的条件。如果有不懂的可以问Loan Officer或者上来问一下
。
2. 贷款推后几天， 一般卖方还是愿意延期的，除非有高价的back up offer。因为卖
方和listing agent都不会愿意再重新list，open house等再来一遍。 如果到时候暂时
过不了户， 好好和卖方商量一下。 卖方最怕的是贷款批不下了， 永远过不了户。
3. 现在能做的只能是想办法work with loan officer， 让他能为您尽力工作， 要催
但是要注意方法和态度。 很多事情就是这样， 选择之前主动权在您手里， 选择后主
动权就在别人手里了。

2.虽然我的理解是，教练visit和短信电话应该都是有数量限制的，但常联系确实是保
